I can point to hundreds that sold in the past month. Are there buyers out there now? Of course. I work with several at any given time. If there are buyers buying and sellers selling, then instead of saying “Nothing is selling” or “The market is really tough” instead the agent should be focusing on this question: “What do I need to do to make sure that your home is the next one that the market accepts?” The “secret” here is that homes are selling, it just takes listing agents more work and an actual marketing plan to get your home sold. And since some agents don’t come from a marketing background or use a marketing plan, things can now look “impossible”. Some agents got a few lucky sales when the market was superheated like it was a few years ago, but that has definitely changed. Now it takes actual work to get homes sold (as crazy as that sounds)! But all real estate agents are basically the same, right? Not even close. It is very easy to fall into the trap of thinking an agent is an agent is an agent. But do all agents get the same results? Different agents sell different amounts of homes, so the ones at the top must be doing something different – and what is different is getting you to the closing table at a price and terms acceptable to you as a seller. Before I get too far into this, and this may sound crazy, but I pretty much can’t stand sales pitches. I recently went car shopping with my wife and I don’t think that I could have left the dealership that we went to fast enough. Too much pressure, too many cheesy sales tactics, and the feeling I got was that the salesperson could care less about what was important to us and instead was just trying to turn a sale. I wanted to pull the salesperson aside (but couldn’t because they wouldn’t stop talking) and just explain “If you put the customer’s needs first, you’ll probably do a lot better.” It sounds like a cliché, but when it comes to helping clients, it is about as true as it gets. That was one of the major secrets that benefited clients I learned when I got started in the real estate business – but definitely not the only one. Do you believe that success leaves clues? I do. One of the most intelligent people I have ever listened to told me that if you want to be successful in a particular area, find a person who already is successful in that area and find out what they do, get their “recipe for success”, and put that plan into action. So I did. I found an agent who consistently ranked in the top 10 agents, not in a town or region, but in the country and modeled their system. And I don’t mean I read a book by them or went to a single seminar and took a few notes – I mean I went to go work for them to be personally trained day in and day out for a couple years. I was in the trenches being expertly counseled by a master real estate marketing expert, a 10th degree black belt in real estate of sorts, finding out what works and what doesn’t, and how to get the most amount of money for a home and get it sold in the timeframe that worked for the seller.
