(A recapture tax is basically the lender forcing you to pay an extra tax in addition to your outstanding loan balance when you later sell). 6) There are no grants to repay. This discovery also came with a byproduct - once we went public with this we have been *slammed* with inquiries. That makes sense if you assume that as of about a year ago about 75% of first time buyers were buying zero down. Those same buyers now are being told "Sorry, we can help you", so they come to us as it appears that we have a system in place to get access to the only 100% financing in the country (unless you count getting a loan from a rich relative!).
